Application Criteria
Please read our application criteria and community policies below. An application must be submitted by every adult who will live in the apartment. We value transparency and quality in our resident screening process.
Application and Move-In Fees
+Application Fee: $50.00. An additional $50.00 will be charged for each additional adult applicant.
Once your application has been approved, you will need to provide the following in order to reserve the apartment:
- Non-Refundable deposit of the first month’s rent. This deposit must be paid within 48 hours in order to hold the apartment.
- Payment for your security deposit equal to 1 month’s rent.
- At lease signing you will need to provide proof of renters insurance that complies with the requirements in the lease.
*We accept Money order or Certified Bank Check made out to Greenwood Apartments LLC.
Resident Selection Criteria
+Income: Each occupant 18+ must apply and show income of at least 3x rent.
Combined Income: Roommates’ income is combined if each earns at least 60% of qualifying income.
Credit: Denial grounds include unpaid liens/judgements or bankruptcy (unless credit was reestablished for 3 years). A validated model assesses risk by credit and income for Greenwood Apartments.
Rental History: Poor payment, destructive behavior, or poor housekeeping is grounds for denial.
Co-signers: Allowed only for deficient income; must qualify at 4x income.
Criminal: A background check is run on all applicants. See your application for the full policy.
Occupancy: 1 bedroom – 2 occupants; 2 bedrooms – 4 occupants.
Verification Documents
+Every applicant will be required to submit the following documentation:
1. Copy of Photo Identification (for each applicant)
2. Copy of Social Security Card (for each applicant)
3. Proof of Income (Last thirty days of pay stubs or Employee Verification)
4. Completed Application
Community Policies
+Lease Term: 12 Months
Lease Renewal Policy: One Year
Month to Month: $75 plus renewal increase (must fulfill initial lease term)
Lease Termination: 2 month’s current rent
Pet Policy: Cats and Dogs Welcome. (See Pet Policy)
NSF Fee: $50.00
Late Fee: 10% of monthly charges
