Application Criteria
Please read our application criteria and community policies below. An application must be submitted by every adult who will live in the apartment. We value transparency and quality in our resident screening process.
Application and Move-In Fees
+Application Fee: $50.00. An additional $50.00 will be charged for each additional adult applicant.
Once your application has been approved, you will need to provide the following in order to reserve the apartment:
- Non-Refundable deposit of the first month’s rent. This deposit must be paid within 48 hours in order to hold the apartment.
- Payment for your security deposit equal to 1 months rent.
- At lease signing you will need to provide proof of renters insurance that complies with the requirements in the lease.
*We accept Money order or Certified Bank Check made out to The Courtyard Apartments LLC.
Resident Selection Criteria
+1. Application Requirements
Individual Applications: Each occupant aged 18 or older must complete a separate application and pay any applicable non-refundable application fees.
Identification: All applicants must provide a valid government-issued photo ID.
2. Income & Financial Requirements
To qualify for residency, applicants must demonstrate verifiable household income.
Minimum Income: The total household gross monthly income must be at least three (3) times the monthly rent.
Combined Income: We consider the combined income of all roommates. However, to ensure financial stability, each individual applicant must earn a minimum of 60% of the total qualifying income required for the unit.
Verification: Income will be verified via third-party sources, including recent pay stubs, tax returns, and/or employer verification.
3. LIHTC Program Eligibility
Because this property participates in the Federal Affordable Housing Program, the following additional rules apply:
Maximum Income Limits: Total household gross annual income cannot exceed the current limits set by the Department of Housing and Urban Development (HUD) based on household size.
Student Status: Households consisting entirely of full-time students are generally ineligible unless they meet specific IRS exceptions (e.g., single parents, recipients of AFDC/TANF, or those enrolled in certain job training programs).
4. Credit History
We utilize a statistically validated scoring model to measure an applicant’s financial risk. A credit history depicting any of the following may be grounds for denial:
Unpaid Liens or Judgments: Any outstanding legal financial obligations.
Bankruptcy: Any bankruptcy filing, unless the applicant can provide verification that positive credit has been reestablished and maintained for at least three (3) years following the discharge.
Score Model: Applications are evaluated based on a risk-score threshold that considers payment history, debt-to-income ratios, and public records.
5. Rental & Criminal History
Rental History: Applicants must have a positive rental reference. Evictions within the last [7] years or outstanding balances owed to previous landlords may result in denial.
Criminal Background: A criminal background check will be conducted for all applicants. We evaluate criminal history on a case-by-case basis, considering the nature and severity of the offense and the time passed since the conviction.
6. Occupancy Standards
To prevent overcrowding, we adhere to the following occupancy guidelines:
One Bedroom: Maximum of [3] occupants.
Two Bedroom: Maximum of [5] occupants.

Verification Documents
+Every applicant will be required to submit the following documentation:
- Copy of Photo Identification (for each applicant)
- Copy of Social Security Card (for each applicant)
- Proof of Income (Last thirty days of pay stubs or Employee Verification)
- Completed Application
Community Policies
+Lease Term: 12 Months
Lease Renewal Policy: One Year .
Month to Month: $75 plus renewal increase (must fulfil initial lease term)
Lease Termination: 2 month’s current rent.
Pet Policy: Cats and Dogs Welcome. (See Pet Policy)
NSF Fee: $50.00
Late Fee: 10% of monthly charges
